That the Strategic Director of Housing and Modernisation;
1. Approves the award of a works contract for 1-27 Rodney Place, SE17 1PP to Bonds Builders & Contractors Ltd for a contract sum of £3,422,059 for a period of 61 weeks from site possession commencing 18 March 2022 until approximately 8 June 2023.
2. Notes the proposed works will provide eight new units within one 4 storey block and a commercial unit to the ground floor.
3. Notes the total scheme costs as outlined in the closed report.
4. Notes an additional contingency has been proposed as outlined in the closed report.
5. Notes the contract sum equates to a build cost circa £3,815m2 or £427,757.38/unit based on eight flats.
6. Notes the tenderers did not separate the cost of commercial space in their submissions. The estimated cost of the commercial space based on the cost estimate is £622,215 for shell and core only.
7. Notes the commercial unit will be let as outlined in the closed report.
8. Notes Bonds Builders & Contractors Ltd have committed to the provision of three new apprentices as part of the commitment to the local community.
9. Notes the development will meet the targets set out by the council’s Sustainable Design and Construction Supplementary Planning Document, and complies with the London Plan CO2 savings target of 35% overall.
10. Notes that there is no loss to green amenity space as a result of these works.
11. Notes that insulation upgrades to each property will improve the Standard Assessment Procedure (SAP) rating and thermal efficiency, reducing heat loss and reducing energy costs
12. Notes that the development will benefit from individual air source heat pumps as a preferred method of providing green energy to the units.
